A family holiday home, tastefully modernised, situated opposite St Edmund's Hall in Cumberland Road and within easy reach of beach, shops and other amenities.

Second floor:
Three twin bedrooms (one with up-and-under single beds). Small nursery room with drop-side cot and mattress adjoining one of the twin bedrooms.

First floor:
Two bedrooms (one 5ft king size and one 4ft 6in double). Bathroom with washbasin, WC and bath.

Ground floor:
Narrow front door. Sitting room with open fire (winter use only), must not be left unattended, fire guard to be used at all times. Kitchen/diner with piano, gas hob, electric oven and grill, new fridge and freezer. Cloakroom with WC. Narrow staircase to first floor and step to French doors in kitchen. Shower cubicle off kitchen.

Heating:
Gas central heating and hot water.

Appliances:
Not guaranteed in the event of a breakdown are: Portable colour TV/DVD + digi box, fridge and freezer, microwave, washing machine, tumble dryer, dishwasher, spare fridge/freezer in utility room.

Garden:
Front garden with off-road parking for up to three cars. Enclosed rear garden with a step to: - brick built utility room housing washing machine, tumble dryer, ironing board, etc.

Bedding:
Duvets - 5ft doubles and 3ft singles and pillows.

Restrictions:
No smoking. Children welcome. One dog permitted but must be confined to ground floor and not allowed on any furniture.
