A delightful period/Victorian cottage modernised to a high standard. Set in the small village of Wangford just off the A12 and the beautiful Suffolk countryside. There is a children's play area close by and a general store, public house and the local farm shop with fresh produce delivered daily all just 5 minutes walk away. The coastal town of Southwold is just 5 minutes drive away and the lovely long sandy Blue flag beach of Lowestoft with the many attractions along the heritage coast. Open wooden staircase with left handrail up to:

First floor:
2 bedrooms (one kingsize bed and portable TV/video and one 3ft bed with pull out under, plus fold up bed). Separate cloakroom with WC and wash basin.

Ground floor:
Front door into small entrance hall and in to sitting room with open wood/coal burning fire, TV with freeview, DVD player. Kitchen with gas hob and Electric oven, fridge/freezer, microwave, washing machine, slim line dishwasher. Door to private enclosed patio garden.

Heating:
Gas central heating, Wood/coal burning fire and hot water.

Appliances:
Not guaranteed in the event of a breakdown are: TV, video, DVD player, microwave, fridge, dish washer, washing machine.

Enclosed patio garden with garden furniture and gate to parking area .

Parking for one car at rear of property (off Norfolk Rd into Millfields).
