The renowned Suffolk coast with its beautiful beaches and unspoilt seaside towns of Southwold ,Walberswick, Dunwich and Aldeburgh is a short drive away and offers a wealth of activities from sunbathing to crab fishing and sailing. For the birdwatcher the world famous RSPB Minsmere Nature Reserve with its many and rare species such as Bitterns lies just seven miles away, regular walks and events are organised at this superb site. For music lovers the Snape Maltings is a concert venue of international note including a festival during June. Walking and cycling straight from your front door. You can bring your own bikes. Travel cot, high chair and booster seat available.

Ground floor:
Front door leading into cosy sitting room with TV, free view, DVD player. Kitchen/diner with Electric oven and hob, microwave, fridge with ice compartment, dishwasher and door to garden. Utility room with washing machine, tumble dryer and separate cloakroom with WC and wash basin. Staircase with stair gate at the top of stairs and handrail on right hand side up to:-

First floor:
3 bedrooms: 5ft" kingsize bed with radio alarm clock and hairdryer, 3ft single bed (+ travel cot) and 3rd bedroom with 3ft single bed and pull out under. Bathroom with shower over bath, W.C, shaver socket and wash basin.

Heating:
Oil central heating and electric water heating.

Appliances:
Not guaranteed in the event of a breakdown are: TV, DVD player, microwave, fridge, dishwasher, washing machine, tumble dryer.

Garden:
Large enclosed garden with, garden furniture, BBQ, washing line.

Parking:
Off road parking for three to four cars.

Bedding:
Duvets, pillows, linen and towels provided.

Restrictions:
Children welcome. Dog welcome. No smoking.
