Village information:
The typical Suffolk village of Peasenhall with its lovely colour washed cottages lies along a valley in gently rolling East Anglian countryside a short drive from the deservedly famous Heritage Coast of Suffolk. The High Street is the A1120 a designated Tourist route which joins the A12 at Yoxford to the A14 at Stowmarket both roads providing easy access to the wider Eastern region and UK. Darsham mainline rail Station is four miles away. The Village is home to the Famous Emmetts of Peasenhall foodstore, a Rick Stein food hero, also an excellent village shop/post office, an award winning butcher, two antique shops and Weavers tea room. Also from local farm shops, markets, vineyards and breweries can be sourced delicious Suffolk produce of all kinds. The renowned Suffolk coast with its beautiful beaches and unspoilt seaside towns of Southwold ,Walberswick, Dunwich and Aldeburgh is a short drive away and offers a wealth of activities from sunbathing to crab fishing and sailing. For the birdwatcher the world famous RSPB Minsmere Nature Reserve with its many and rare species such as Bitterns lies just six miles away, regular walks and events are organised at this superb site. For music lovers the Snape Maltings is a concert venue of international note including a festival during June. Walking and cycling straight from your front door. You can bring your own bikes or rent from nearby Darsham Bikes.

Sleeps 4, Is a charming Grade 2 listed cottage which is maintained by the owners themselves to a high standard and retains some of original features. Please note the owners husband is a keen local birdwatcher and would be happy to provide up to the minute bird/wildlife news via a mobile phone if requested.

First floor:
Steep Cottage staircase with handrail on left hand side up to 2 bedrooms: (4ft 6in Double bed, 2 single beds that can be pushed together to make a large double bed). Bathroom with large cubicle Shower, W.C and wash basin.

Ground floor:
Front door leading into spacious Sitting/dining room, fireplace with woodburner stove, colour TV, DVD player, mini hi-fi, internet access. Step down into hall leading to Kitchen with Electric oven and hob, microwave, washing machine. Pantry with Fridge/freezer.

Heating:
Night storage heaters, Wood burning stove, Electric water heating.

Appliances:
Not guaranteed in the event of a breakdown are: Colour TV, DVD player, microwave, fridge, washing machine.

Garden:
Enclosed court yard with seating and gate leading to lovely rear garden with benches, BBQ, washing line and vegetable garden (Tenants may pick their own fresh veg).

Parking:
Off road parking for one or two cars (In front of garage).

Bedding:
Duvets, pillows, linen and towels provided.

Restrictions:
No smoking. Children welcome. No pets A £80 damage deposit is required with booking. This will be returned within 2 weeks of your stay if property is left in a clean and tidy condition.
